The Friday Rate Sheet

The rates, the conversation, and the plan for the week ahead.

Lead from the front

Stop opening doors without a battle plan.

A showing is not a strategy. A lockbox code, a stack of listings, and a buyer saying “we will know it when we see it” is how a weekend disappears without a decision.

The agent who wins this market does the hard work before the first door opens. You learn the buyer’s real payment boundary. You know the cash they refuse to cross. You identify which property terms matter. You bring me into the financing conversation. Then we tour with a target instead of wandering through inventory.

Three people. One address. One plan. The buyer brings the goal. You bring the property intelligence. I bring the financing scenarios. That is how we turn a showing into a decision and a decision into a clean, deliberate offer.

This weekend, we are not tour guides. We are the team that prepares the buyer to recognize the right deal and move when it appears.

Call the huddle

The strategy meeting happens before the showing.

Agent: bring the three best properties, the listing history, and what you know about seller motivation.

Buyer: bring the monthly-payment comfort zone, available cash, and the one or two priorities that cannot move.

Cole: I will model the actual financing lanes, explain the tradeoffs, and identify what needs to be updated before an offer is written.

Fifteen focused minutes can save three hours of aimless touring. It can also keep a buyer from falling in love with a payment they never intended to carry.

The rate sheet

Know the board. Do not let it run the meeting.

Freddie Mac · 30-year fixed

7.40%

Up 0.12 percentage point from 7.28% last week.

Freddie Mac · 15-year fixed

6.73%

Up 0.13 percentage point from 6.60% last week.

Mortgage News Daily · 30-year fixed

7.50%

Thursday, October 8: down 0.09 point for the day and 0.04 below last Thursday.

Freddie Mac’s PMMS is a weekly national average for conventional, conforming purchase applications from borrowers with 20% down and excellent credit. Mortgage News Daily’s index follows actual lender rate sheets for a consistent top-tier scenario and can change more than once during the day. Their samples differ, so the levels should not match.

The weekly Freddie Mac averages moved higher. Thursday’s MND index moved lower after lenders repriced during the day. That is exactly why we price the real buyer and property instead of repeating a headline.

The five-number briefing

Get the boundaries before the buyer gets emotional.

1. Comfortable total monthly payment.
Start with the amount the buyer can live with, including estimated principal, interest, taxes, insurance, mortgage insurance, and association dues where applicable. Comfortable and technically approvable are not the same question.

2. Maximum cash to close.
Know what is available and what must remain in reserve. Do not let a buyer discover the cash requirement after they have mentally moved in.

3. Property price lanes.
Build a target lane, a stretch lane, and a stop line using current individual financing inputs. A national average is not the buyer’s quote or approval.

4. The buyer’s first seller ask.
If the property is a contender, decide whether the priority is price, permitted closing-cost help, repair treatment, closing timing, or another contract term. The ask must fit the specific transaction and loan rules.

5. The decision deadline.
Agree on when the team will regroup after the tour. A scheduled decision meeting keeps a strong property from dying in a weekend-long group text.

The weekend playbook

Tour like a team that intends to win.

Friday night: rank the three.
Choose the top three homes and write down why each could win. Add listing age, price changes, occupancy clues, and questions for the listing agent. Verify every seller conclusion instead of guessing.

Before the first showing: review the board.
Confirm the buyer’s five numbers and the current pre-approval facts. If income, assets, debts, credit, property type, price, taxes, insurance, or HOA changed, bring the scenario back to me.

After every door: score the deal.
House, payment, cash, condition, location, and leverage. No vague “maybe.” Decide what is strong, what is weak, and what information is missing.

When one separates: call the huddle.
You contact the listing side and test the property story. I update the financing scenario. The buyer chooses from verified tradeoffs. Then you write one coherent offer instead of a pile of disconnected demands.

Product spotlight

Give the early-stage buyer a place to learn.

Have a buyer who needs education before a one-on-one strategy call? Invite them to the free October 27 homebuyer webinar. It walks through the buying process, pre-approval, common loan categories, and costly mistakes in plain English, with live Q&A. Registration details and availability are on the page.

Bring me Friday night’s shortlist.

Send the three properties and the buyer’s current priorities. We will tighten the payment and cash boundaries before the first door opens, then regroup when one house earns the right to become an offer.

That’s the sheet

Prepared agents do not hope the tour creates clarity.

They create clarity first. They define the target. They protect the boundaries. They ask better property questions. They bring the financing partner into the huddle before emotion takes over.

Three people. One address. One plan. You lead the buyer. I will help build the financing lanes. Together, we make the showing mean something.

Set the huddle. Rank the houses. Open the doors. Win the decision.
