The Friday Rate Sheet
The rates, the conversation, and the plan for the week ahead.
LEAD FROM THE FRONT
Your job is not to calculate the payment. It is to bring the right team into the fight.
A buyer can love the house, survive the negotiation, and still panic when the real payment lands. We can attack that risk before the offer ever leaves your hands—but you should not be doing mortgage math at the kitchen table.
You are the property and negotiation expert. I am the financing expert. You uncover the facts that make this house different, bring me into the conversation, and let me calculate the payment, cash to close, and financing options with the buyer.
Contract writers send an address and hope the numbers work. Expert agents activate the team before the buyer signs.
You do not need to become a loan officer. You need a loan officer who can move at your speed.
THE RATE SHEET
Rates gave buyers a little room. Bring me the property so I can price the real plan.
7.24% — Freddie Mac 30-year fixed
Down 0.08 percentage point from 7.32% last week.
6.60% — Freddie Mac 15-year fixed
Down 0.08 percentage point from 6.68% last week.
7.29% — Mortgage News Daily 30-year fixed
Thursday, October 29: down 0.06 percentage point for the day.
Freddie Mac's weekly 30-year average declined for a second consecutive week to 7.24%. Mortgage News Daily's more immediate top-tier index moved to 7.29% Thursday, its lowest level since September 23. MND connected the move to stronger bonds during renewed weakness in technology stocks.
These are different national benchmarks with different timing and assumptions. Neither is your buyer's quote. The opportunity is simple: send me the property and buyer scenario so I can turn market context into a property-specific financing plan.
KILL THE PAYMENT SHOCK
Bring me five facts. I will build the payment.
1. The address and proposed price.
Send the listing and the number your buyer is considering. I will connect the property to the buyer's actual financing profile.
2. The buyer's comfort boundary.
You do not calculate it. Ask what monthly range and cash commitment still feel comfortable, then bring the buyer into a three-way conversation with me so I can test it.
3. HOA, condo, and assessment information.
Share the listing disclosures, dues, known assessments, and available association documents. I will determine how those facts affect qualification, payment, and program fit.
4. Insurance or flood information already available.
Send any quotes, disclosures, or known property issues. I will build the verified figures into the financing plan and identify what still needs confirmation from the carrier or other qualified source.
5. The offer strategy.
Tell me the seller's priorities, proposed concessions, repair concerns, and closing timeline. I will show the buyer how each option changes cash, payment, and financing before you write it.
THE FIFTEEN-MINUTE DEAL DRILL
Agent. Buyer. Cole. One property. Clear roles.
Minute 0: you frame the property and negotiation.
Address, price, offer terms, property type, HOA or condo facts, seller timing, and any repair or concession plan.
Minute 4: I own the financing.
I calculate the payment range, cash to close, taxes, insurance assumptions, association costs, mortgage insurance, rate options, and loan-program fit using the buyer's verified profile and the best property information available.
Minute 9: I walk the buyer through the tradeoffs.
I show what changes when price, concessions, credits, down payment, or financing structure moves. The buyer sets the boundary after hearing the actual financing impact from me.
Minute 13: you command the offer.
You take the buyer's informed boundaries and build the strongest contract strategy. You negotiate the house. I defend the financing. The buyer sees one coordinated team.
PRODUCT SPOTLIGHT
Give buyers a starting point. Bring the real calculation to me.
The Mpire mortgage payment calculator can help a buyer see why taxes, insurance, mortgage insurance, and HOA dues matter. It is an educational estimate, not a quote or approval. Agents should not use it to promise a payment. Send me the buyer and property, and I will calculate the financing scenario with them.
Send me the property before you send the offer.
Give me the address, proposed price, offer strategy, HOA or condo information, and any insurance details already available. Bring the buyer into the conversation. I will own the calculations and build the property-specific financing plan before you write the offer.
THAT IS THE SHEET
Do not calculate. Coordinate. Then go win the client.
The buyer does not need an agent pretending to be a loan officer. They need an agent who recognizes the risk, activates the financing expert, and uses the answer to negotiate with confidence.
You lead the property and contract strategy. I calculate and explain the financing. Together, we turn fear into a decision the buyer can defend.
Do the work before the offer. That is how we win after it.
