The Friday Rate Sheet
The rates, the conversation, and the plan for the week ahead.
Lead from the front
The market just blinked. Let's go make somebody a homeowner.
For three straight weeks, the national weekly rate average has moved in the right direction. Thursday's daily lender index moved under 7.20%. That does not fix affordability overnight, and it does not guarantee tomorrow's rate. It gives us something better: an opening.
Your buyers do not need another headline. They need a reason to believe a smart move is still possible. You bring the relationship, the property knowledge, and the vision. I bring the financing analysis that turns possibility into a real decision.
This is our moment to create momentum together. One buyer. One house. One focused strategy meeting. No pressure. No guessing. Just a team showing the client what is possible right now.
Let's give somebody a reason to get excited about buying a home again.
The rate sheet
The numbers moved. Now we turn movement into momentum.
Freddie Mac · 30-year fixed
7.18%
Down 0.06 percentage point from 7.24% last week.
Freddie Mac · 15-year fixed
6.57%
Down 0.03 percentage point from 6.60% last week.
Mortgage News Daily · 30-year fixed
7.17%
Thursday, November 5: down 0.05 percentage point for the day.
Freddie Mac's weekly 30-year average declined for a third consecutive week to 7.18%. Mortgage News Daily's more immediate top-tier lender index finished Thursday at 7.17%, down 0.05 percentage point for the day. MND said weakness in technology stocks helped bonds and rates, while also flagging Friday's jobs report as a potential source of volatility.
These are different national benchmarks with different timing and assumptions. Neither is a buyer's quote, approval, or lock recommendation. The opportunity is not to promise a rate. It is to bring me the buyer and the house so I can show them what the move means for their actual situation.
The one-buyer challenge
Bring me one buyer and one house. I will build the opening.
1. Pick the buyer who is closest to moving.
Not a giant database. Not twenty cold calls. Choose one active or paused buyer who still wants the outcome but needs clarity or confidence before taking the next step.
2. Pick one property that makes the conversation real.
Choose a house that fits the buyer's life and gives us something concrete to evaluate. You identify the fit, the seller's position, and the negotiation opportunity.
3. Put the three of us together for fifteen minutes.
You frame the home and the opportunity. I model the payment, cash to close, loan options, and permitted seller-concession scenarios using the buyer's verified profile. The buyer sees one coordinated team.
4. Give the buyer choices instead of pressure.
We can compare the cost of acting, waiting, changing the offer, or asking the seller for help. The buyer decides what feels right after seeing the real tradeoffs.
5. Leave with one simple next move.
Tour the house. Update the pre-approval. Ask a property question. Build the offer. The goal is not to force a decision. The goal is to replace uncertainty with a useful next step.
Build the win
The agent brings the vision. Cole brings the numbers. The buyer gets clarity.
This works because each person stays in the role they are paid to own.
You make the house matter.
You know why the property fits, what the seller may value, where the negotiation could open up, and how the home compares with the buyer's alternatives.
I make the financing real.
I calculate the property-specific payment and cash requirements, explain the financing options, and show how permitted concessions or a different structure may affect the plan. The buyer hears the numbers from the lender, not from the agent.
Together, we make the next step feel possible.
The buyer gets a property strategy and a financing strategy in the same conversation. That is not a sales pitch. That is the expert experience clients remember and refer.
Product spotlight
Give a curious buyer a place to start.
The complete first-time homebuyer guide walks newer buyers through pre-approval, touring, offers, inspections, appraisal, and closing in plain language. It is an educational starting point, not a personal approval or transaction-specific advice. When they are ready to make it real, bring them into the conversation with me.
Bring me one buyer. Bring me one house. Let's build the opening.
Send me the buyer's name and the property they are considering. I will prepare the financing side and join the strategy meeting. You do not need another presentation, calculator, or script. You need a lending partner who can help your client see a real path forward.
That is the sheet
The opening is here. Let's turn it into a win.
The market moved. Your client may be closer than they were last week. We do not need to oversell the change or predict what comes next.
We need to show up together, bring the right property into focus, and give the buyer enough clarity to make a confident decision.
One buyer. One house. One team. Let's go make somebody a homeowner.
